Work begins on Tri-City campus

Construction crews on Tuesday lifted 14 concrete panels into place for a three-story, 57,000-square-foot medical office building on the Tri-City Medical Center's campus.

The panels, which make up the walls of the building, were poured at the construction site on March 30 and April 2. It took about a week for the panels to dry enough to be lifted and set into place. The largest of the panels weighs as much as 115 tons.

The first panel was moved into place at 7 a.m. Tuesday, and most of the east, south and west walls were up before the end of the day.

The remaining east and all north walls (a total of 10 additional panels) will be poured in early May and then hoisted shortly thereafter.

It is the first major construction project on the campus in several decades.


Tenant improvements finished for charter school

Jacob Dean Construction has recently completed tenant improvement construction for King Chavez Charter School located at 1010 2nd Ave., on the second floor. 

The 17,005-square-foot tenant improvement consisted of demolition of the former Fashion Institute of Design & Merchandising, and redesign and construction to achieve an "E" occupancy for the school.

King Chavez Charter Schools focuses on preparing students for both academic and vocational achievements featuring an A-G university prep curriculum and internship programs.

King Chavez now occupies the entire second floor of the Executive Complex at 1010 2nd Ave., downtown San Diego.

The school capacity of 625 ninth- through 12th-grade students is led by Teach for America alumnus Jeb Hubbs.

The construction work was provided in phases to allow for early occupancy of approximately 8,500 square feet, as the nine-week work schedule was compressed to a five-week work schedule to accommodate. 

King Chavez Charter was represented by Jon Hamby & Hans Strom of RED Strategies, a commercial real estate firm exclusively advocating for tenants in San Diego and Southern California.

Tim Cowden of Colliers International represented the landlord. 

David Webb of Jamison Services acted as construction manager through the construction process, while Francisco Mora of Jacob Dean Construction was project superintendent.

David Smith, of Jacob Dean, acted as project manager while design and permit processing was provided by Becky Playman, of Playman Interiors.


Benchmark gets new contract

POWAY – Benchmark Landscape has been awarded a new maintenance service contract from the Rosedale Homeowners Association in Oceanside.

“We appreciate that the Rosedale Homeowners Association recognized Benchmarkís professionalism and innovative approach to landscape services,” said John Mohns, president of Benchmark Landscape.     

As part of the contract, Benchmark Landscape will maintain all the common areas of the Rosedale site. 

This includes landscape and irrigation along with providing annual landscape color changes.
