Hayden House Tempe LLC -- a partnership between San Diego-based Douglas Wilson Cos. and Hensel Phelps Development LLC -- has signed an agreement with Kimpton Hotel & Restaurants to manage a new, luxury boutique hotel in Tempe, Ariz.
Douglas Wilson’s operating agreement between Hayden House Tempe LLC and Kimpton Hotel & Restaurants is for 20 years from the anticipated late 2017 hotel opening date.
The hotel is within the footprint of One | Hundred | Mill, a projected $190 million mixed-use creative office, retail and lifestyle-hotel development located on the 2.51-acre parcel at the southwest corner of Mill Avenue and Rio Salado Parkway.
In addition to the 15-story hotel tower, this landmark project consists of a 260,000-square-foot Class A office building and 20,000 square feet of complimentary restaurant and retail space.

Once completed, the Tempe Kimpton will feature 237 guest rooms, 12,000 square feet of indoor meeting space and a 4,750- square-foot rooftop pool and terrace lounge, along with a fitness center and a full-service, Kimpton-managed restaurant and bar venue.
The Tempe property also deepens the brand’s already significant presence in Arizona, with Kimptons in Phoenix, Scottsdale and Sedona.
“Tempe is in the midst of a major growth phase right in terms of new downtown office development spurred by increases in the tech employment base, increased [Arizona State University] student enrollment and campus expansion, and we’re excited to bring the city its first, modern luxury boutique hotel experience,” said Kimpton CEO Mike DeFrino.
The development's office portion will feature large, flexible 32,500-rentable square feet floor plates, while 10,000 square feet has been reserved for ground floor restaurant and retail space.
In addition to DWC and Hensel Phelps Development, the project team for One | Hundred | Mill includes Hensel Phelps Construction and Shears Adkins & Rockmore Architects. Cushman & Wakefield has the leasing assignment for One | Hundred | Mill.
