After 12 years of development, H.G. Fenton Co. is closing out its 1 million-square-foot Mission Valley Heights development with the construction of two speculative office/research and development buildings totaling 75,000 square feet. Completion of the buildings is expected in the fall.
The buildings are both two stories and suited for single users. Both feature the extensive use of reflective glass, fiber-optics access, flexible floor plates, outdoor eating areas and optional grade-level doors. Ceiling heights are designed to accommodate a variety of uses.
Leasing of the two buildings is being handled by Dick Balestri and Larry Jackel of CB Richard Ellis. The designer of the complex is Rod Wright of Sillman Wright Architects, and the general contractor is Ledcor Petty.
The buildings will occupy the last available parcel in the Mission Valley Heights development. Current tenants include Quest Diagnostics, the Art Institute of California, Titan Systems, Ikon Office Solutions, UCSD Tissue Bank, University Avenue Orthopaedic and Mission Valley Outpatient Surgery Center.
Fenton also just completed a two-story, 26,000-square-foot build-to-suit office building in Mission Valley Heights for the San Diego division of Stewart Title of California Inc. The title company occupies the building under a five-year, $3 million lease.
