24-unit property in Pacific Beach sold

The Ni-Si Apartments -- a 24-unit property in Pacific Beach at 4135 Ingraham St., San Diego 92109 -- has been sold for $2.95 million, cash.

The buyer was Wallace B. Gordon, trustee of the Wallace B. Gordon Living Trust, 77 Van Ness Ave., Suite 300, San Francisco 94102.

The seller of the property (assessor's parcel 424-222-01), was Michael James Wagner, as successor trustee the Wagner Family Trust.

Joe Burrough, of Palma Commercial, represented the buyer. Peter Gray, of J.D. Bols & Associates, represented the seller.

Escrow and title services were provided by Carolyn Church and Candy Church, of Ticor Title.

Built in 1960, the apartment features an 8,066-square-foot, two-story building on a 9,840-square-foot lot, at the southeast corner of Ingraham and Oliver Avenue. The apartment complex consists of 24 studios.

There are 19 off-street parking spaces and an on-site laundry facility.
