Wateridge Pavilion I in Sorrento Mesa sold

Wateridge Pavilion I -- a 62,194-square-foot office building in Sorrento Mesa at 10525 Vista Sorrento Parkway, San Diego 92121 -- has been sold for $9.2 million.

The buyer was Fenway XI, LLC, 3721 Valley Centre Drive, Suite 100, San Diego 92130.

The seller of the property (assessor's parcel 340-090-31) was Transportation Properties LLC, a California limited liability company, with Western States Investment Corp. as sole member. Terry Trzcinka is director of accounting and administration for Western States.

The three-story building was constructed in 1988 on a 4.66-acre lot.

Earlier this year, Verint Americas Inc. leased 6,519 square feet in Wateridge Pavilion I for 65 months at $693,849.

Transportation Properties acquired the building in early 2003 for $9,525,000 from CarrAmerica Realty Corp. CarrAmerica bought the property in early 1997 for $6,275,000.
