Carlsbad-based Terramar Retail Centers has named the restaurant tenants for the 100,000-square-foot Old Police Headquarters property next to Seaport Village.
The new additions to The Headquarters arePizzeria Mozza, The Cheesecake Factory, Puesto, Eddie V’s, and Seasons 52.
Mozza’s 4,350-square-foot restaurant features an open kitchen, wine bar, indoor dining room and a central dining patio.
Mozza’s also has two private dining rooms -- one upstairs in the former police chief’s office accommodating 34 guests, and a more intimate room for 11 guests downstairs.
In addition, the chefs are bringing their new Mozza2Go concept to The Headquarters, so residents may enjoy the food at an outdoor concert or private picnic.
The well-known Cheesecake Factory franchise, which will have 10,400 square feet at this location, is known for its casual dining, bakery and generous portions along with its cheesecake.
Puesto is a hangout of La Jolla locals who enjoy Mexican street food. This 4,500-square-foot location will include a full-service restaurant and an extensive cocktail menu featuring El Pueblito “a take on an old fashioned with smoky mescal, Luxardo cherry, orange, demerara sugar, bitters and orange flower water; and Espina -- rose-petal infused tequila, nopales (cactus) habanero and fresh lime.”
The restaurant, which focuses on all natural ingredients, is being designed by Thomas Schoos, who designed the décor of Tao’s Las Vegas.
Eddie V’s, located in the former courthouse section, offers premium aged steaks and fresh seafood in a setting reminiscent of old Hollywood. The open-design, two-level,7,500-square-foot restaurant will also feature a two-level wine tower, the V Lounge with live jazz, classic cocktails and appetizers. There will be two private dining rooms upstairs.
Seasons 52 is a fresh grill restaurant offering upscale healthy cuisine, with no dish exceeding 475 calories. Its extensive menu includes chicken, seafood and steaks, a vast assortment of wines and spirits. The 9,900-square-foot restaurant features quiet seating areas, a large bar area and a patio.
The Headquarters at 789 W. Harbor Drive, due to open in October, is a $40 million adaptive re-use and renovation of the Old Police Headquarters building, which opened in 1939, into an approximately 100,000-square-foot retail, dining and entertainment destination.
“Our leasing team is currently assembling an equally engaging mix of shops and boutiques for The Headquarters,” said Steve Bowers, Terramar Retail Centers CEO, in a statement. “Great food is at the core of great destinations. Our team was creative and selective in attracting the right blend of dining for The Headquarters.”
The Headquarters is comprised of four buildings set around a courtyard. Upon completion it will offer up to 30 shops along with the restaurants. The tenants for the shops are still being determined.
“The integration of the historic structures with the modern uses is transforming the property while maintaining its integrity and character,” Bowers said.

The Headquarters’ courtyard will feature fountains and colorful extensive landscaping, al fresco dining and full-time concierge staff and valet parking.
Terramar is a privately held commercial investment, management and development company. Since its founding in 1996, it has acquired and managed more than 6.5 million square feet of retail properties.
Terramar owns and operates 25 neighborhood, community, specialty and power centers totaling more than 4.1 million square feet in the Western United States.
