Visitors to the various bargain stores in San Ysidro will soon have more choices to spend their money, as a new outlet center is nearing completion.
The Outlets at the Border will be a 140,000-square-foot retail shopping center with four separate buildings on 10 acres of land. The Shamrock Group LLC is developing the site.
The Outlets at the Border will be located just east next to the Las Americas Premium Outlets and will be the closest stores to the San Ysidro Land Port of Entry at the end of the new pedestrian walkway into the United States.
The center is slated to open in October, just in time for the 2014 holiday shopping season.
The cost of construction was not released due to company policy.
The Shamrock Group has assembled many of top national and international retail brands to create a new line-up for the Outlets at the Border.
Signed tenants thus far include H&M, a Swedish clothing retailer that is opening its largest San Diego flagship store; A'Gaci, a ladies’ fashion store and its first location in San Diego; Asics Running Shoes; and six dining options including a Panda Express. While Cassidy Turley said this property is 100 percent pre-leased, all the tenants have not been announced.
Awbrey Cook McGill Architects designed the Outlets at the Border and Centre Builders Inc. is the general contractor in charge of building the new shopping center. Each firm was part of the original design-build team that put together the Las Americas Premium Outlets.
In December 2013, Canyon Capital Realty Advisors LLC funded a $40 million senior construction loan to the Shamrock Group to finance the construction of the new shopping center.
The Shamrock Group purchased the land to build the Outlets at the Border and Plaza at the Border roughly 10 years ago, but plans to develop fell through when the recession hit. Construction started in the fourth quarter of 2012.
Shamrock Group also owns the Plaza at the Border, a 98,000-square-foot shopping center just west of Las Americans Premium Outlets, which opened last year. It is anchored by Ross, TJ Maxx, Ulta Cosmetics and Fashion Q.
The Outlets at the Border will be the final phase of the Las Americas Master Plan.
