As a property owner, tenant or person who has requested notice, you should know that the Planning Commission will hold a public hearing to approve, conditionally approve, or deny an application for a (Process 4) Coastal Development Permit and Site Development Permit for the demolition of five of the eight existing single-dwelling units and subsequent construction of 11 residential units. Two of the existing units (7736 and 7740 Ivanhoe Avenue) would be preserved while the third unit (7722 Ivanhoe Avenue) would be relocated from named alley (Flint Lane) to Ivanhoe Avenue. The three existing units would be modified, and the modifications to 7736 Ivanhoe Avenue would be consistent with the Secretary of Interior Standards due to the historic nature of the structure. The proposed 11 units would be comprised of three, two-story plus basement single-dwelling units fronting Ivanhoe Avenue, and four, three-story duplexes abutting a named alley (Flint Lane). The proposed project will conform to the Council Policy 900-14 criteria by generating 50-percent or more of the projected total energy consumption on site through renewable energy resources (i.e. photovoltaic). The project site is located at 7714-7742 Ivanhoe Avenue in the RM-3-7 Zone within the La Jolla Community Plan Area, Coastal Overlay Zone (Non-Appealable Area 2), Coastal Height Limitation Overlay Zone, Parking Impact Overlay Zones (Coastal), Residential Tandem Parking Overlay Zone, Transit Area Overlay Zone, and Council District 1.
The decision of the Planning Commission is final unless the project is appealed to the City Council. In order to appeal the decision of the Planning Commission you must be present at the public hearing and file a speaker slip concerning the application or have expressed interest by writing to the Planning Commission before the close of the public hearing. Please do not e-mail appeals as they will not be accepted. See Information Bulletin 505 “Appeal Procedure”, available at www.sandiego.gov/development-services or in person at the office of the City Clerk, 202 "C" Street, Second Floor. The appeal must be made within 10 working days of the Planning Commission decision. If you wish to challenge the City's action on the above proceedings in court, you may be limited to addressing only those issues you or someone else have raised at the public hearing described in this notice, or written in correspondence to the City at or before the public hearing.
This project was determined to be categorically exempt from the California Environmental Quality Act on November 18, 2011and the opportunity to appeal that determination ended December 6, 2011.
The final decision by the City of San Diego is not appealable to the California Coastal Commission. If you want to receive a Notice of Final Action, you must submit a written request to the City Project Manager listed above.
If you have any questions after reviewing this information, you can contact the City Project Manager listed above.

As a property owner, tenant or person who has requested notice, you should know that the Planning Commission will hold a public hearing to approve, conditionally approve, or deny an application for a Neighborhood Use Permit (NUP) and Planned Development Permit (PDP) for a Wireless Communication Facility (WCF). This project proposes to remove existing antennas and replace with larger antennas. Antennas are mounted to an existing 30' high monopine (faux pine tree). Equipment associated with the antennas is located within an equipment enclosure. An NUP is required because the WCF is proposed in a residential zone with a non-residential use where the antennas are located more than 100' from the property line of a residential use. The PDP is required because the equipment area exceeds the 250 sq. ft. maximum permitted. The project is located within the RS-1-7 zone at 3850 Westgate Place.
The decision of the Planning Commission is final unless the project is appealed to the City Council. In order to appeal the decision of the Planning Commission you must be present at the public hearing and file a speaker slip concerning the application or have expressed interest by writing to the Planning Commission before the close of the public hearing. The project proposes to remove an existing 35' tall Cricket monopine (faux tree) and replace it with a 45' high monopine, capable of supporting both Cricket and AT&T antennas. Existing AT&T antennas located on an existing clubhouse building will be removed and larger antennas will be mounted to the new monopine. Equipment associated with the antennas is located in a fenced enclosure next to the clubhouse building. An NUP is required because the WCF is proposed in a residential zone with a non-residential use. The PDP is required because the proposed monopine, at 45' tall, exceeds the zone's 35' height limit by 10'. The project is located within the RS-1-14 zone at 12578 Oaks North Drive.
The decision of the Planning Commission is final unless the project is appealed to the City Council. As a property owner, tenant or person who has requested notice, you should know that the Planning Commission will hold a public hearing to approve, conditionally approve, or deny an application for a Conditional Use Permit (CUP) and Planned Development Permit (PDP) for a Wireless Communication Facility (WCF). The project proposes to remove an existing 30-foot high light standard supporting three (3) antennas, provide a replacement park pedestrian light, and install a new 30' high monopine (faux tree) supporting 12 antennas. Equipment associated with the antennas is located in an enclosure which will be expanded with three additional cabinets, increasing the size by 150 sq. ft. to a total of 468 sq. ft. A CUP is required because the WCF is proposed in a residential zone with a non-residential use and in a dedicated park where the antennas are located less than 100' from the property line of a residential use. The PDP is required because the equipment area exceeds the 250 sq. ft. maximum permitted and the facility encroaches within the setback.
