As a property owner, tenant or person who has requested notice, you should know that the Planning Commission will hold a public hearing to approve, conditionally approve, or deny an application for a Site Development Permit for Environmentally Sensitive Lands (wetlands) and Multi-Habitat Planning Area (MHPA) Boundary Line Adjustment (BLA) for required maintenance work within Chollas Dam in order to comply with a California Department of Water Resources health and safety recommendation. The Public Utilities Department proposes to remove (0.1) acre of upland and wetland vegetation located on the eastern side of Chollas Dam; on the (right upstream) dam abutment, and along a 10-foot vegetation buffer from the dam abutment. The Chollas Dam and Reservoir, is located in the OP-1-1 and RS 1-7 zone and is in the Eastern Area of the Mid-City Communities Plan.   A MHPA BLA is proposed for off-site mitigation located at the San Diego River Wetland Creation Site. The BLA proposes to include the entirety of the San Diego River Wetland Creation mitigation site into the MHPA to facilitate future mitigation allocations and allow for regulatory sign-off and final approval from the Wildlife Agencies. The mitigation site is on city owned land and is located within the Mission Valley Community Planning Area. Chollas Dam is located north of College Grove Drive, North of 94 and west of College Avenue.  The wetland creation site is located immediately south of the San Diego River, north of Camino Del Rio north, between Interstate 15 and 805, and within the Mission Valley Community Planning area.
  The decision of the Planning Commission is final unless the project is appealed to the City Council.  In order to appeal the decision of the Planning Commission you must be present at the public hearing and file a speaker slip concerning the application or have expressed interest by writing to the Planning Commission before the close of the public hearing.  Please do not e-mail appeals as they will not be accepted.  See Information Bulletin 505 “Appeal Procedure”, available at www.sandiego.gov/development-services or in person at the office of the City Clerk, 202 "C" Street, Second Floor.  The appeal must be made within 10 working days of the Planning Commission decision.  If you wish to challenge the City's action on the above proceedings in court, you may be limited to addressing only those issues you or someone else have raised at the public hearing described in this notice, or written in correspondence to the City at or before the public hearing.

As a property owner, tenant or person who has requested notice, you should know that the Planning Commission will hold a public hearing to approve, conditionally approve, or deny an application for a Process 4 Neighborhood Use Permit (NUP) and Planned Development Permit (PDP) to continue operating a Wireless Communication Facility (WCF) located on top of an existing church. The WCF consists of six (6) panel antennas behind a Fiberglass Reinforced Panel (FRP) enclosure on roof, six (6) equipment cabinets in existing equipment building and two (2) GPS antennas on site. This facility was originally approved under Development Permit No. 94-0330-92, which expired on November 28, 2010. Sprint Nextel is requesting a new permit to continue operating at this location with no modifications to what was previously approved, except for the installation of additional landscaping around the existing detached equipment building.  The property is located at 8350 Lake Murray Boulevard, RM-1-1 Zone, Navajo Community Plan, Airport Land Use Compatibility Overlay Zone for Montgomery Field, Airport Influence Area (AIA) Review Area 2 for Montgomery Field, the Federal Aviation Administration (FAA) Part 77 Noticing Area for Montgomery Field, Residential Tandem Parking Overlay Zone (RTPOZ), Transit Area Overlay Zone (TAOZ), and Council District 7.

As a property owner, tenant or person who has requested notice, you should know that the Planning Commission will hold a public hearing to recommend approval, conditional approval, or denial to the City Council a request for a Conditional Use Permit, Planned Development Permit and Easement Vacations to construct a new two-story, 53,400-square-foot Recreation Facility, a 7,300-square-foot enclosed pool, demolish the existing three-level parking structure and construct a new three-level, 296 parking space above-grade garage.  The project would include deviations for setbacks; refuse storage location; transparency in specific locations within the project site and offsetting plane requirements for the parking structure.  The recreation facility would provide general membership to the local community and offer two pools, exercise and workout rooms, a computer lab, picnic area, outdoor play yard, and an outdoor soccer arena.   The project site is located on a 3.71 acre site at 4393 43rd Street and 4300 El Cajon Boulevard, within the CUPD-CU-2-4 zone of the Central Urbanized Planned District, the Transit Area Overlay Zone, and the Kensington-Talmadge neighborhood of the Mid-City Communities Plan Area.  The project shall integrate sustainable features consistent with council policy 600-27 and 900-14.  The project is proposing to pursue LEED Silver Certification.
