Notice is hereby given that on or after the ( last day bids can be received ) , the undersigned, as Personal Representative of the Estate of the above-named Defendant, will sell at private sale to the highest and best bidder subject to confirmation by the above-entitled Court, a ONE HUNDRED PERCENT INTEREST and all the right title and interest which the Personal Representative that at time of appointment and all right, title and any interest the estate has acquired in the above-referred Estate in and to the certain real property to be sold as a unit, located on the County of San Diego, State of California, located at : 1969 Felicita Road, Escondido, CA 92025
Portion of Lot 3 in Block 1 of HOMELAND ACRES ADDITION TO ESCONDIDO, according to the map thereof No. 1205, filed in the Office of the County Recorder of San Diego County, September 10, 1909, described as follows:
Beginning at the Northeasterly corner of said Lot 9, being the Northeasterly corner of the land described in Deed to Charles A. Miller, et al, recorded January 11, 1965 as File No. 5015; thence along the Easterly line of said Lot 3, South 12º01'00 West 177.08 feet to the Southeasterly corner of said Miller's land; thence leaving said Easterly line and along the Southerly line of said Miller's land, North 77º59'00 West 147.00 feet; thence leaving said Southerly line North 12º01'00 East 177.00 feet to the Northerly line of said Lot 3; thence along said Northerly line South 77º59'00 East 147.00 feet to the Point of Beginning.Parcel 2-A:
An easement and right of way for road and public utilities over, under, along and across a strip of Land 28.00 feet in width, lying within Lot 3 in Block 1 of Homeland Acres Addition to Escondido, in the County of San Diego, State of California, according to Map thereof No. 1205, filed in the Office of the Recorder of said San Diego County, September 10, 1909, the Northerly line of said 28.00 foot strip being the Southerly line of Parcel 1-A hereinabove described.
Said easement to be prolonged or shortened so as to terminate in the West on the Southerly prolongation of the Westerly line of said Parcel 1-A and in the East in the Easterly line of said Lot 3.
Reserving from Parcel 1-A hereinabove described an easement and right of way for road and public utilities over, under, along and across the Southerly 28.00 feet of said Parcel 1-A.

The terms and conditions of sale are: cash, or such terms as may be acceptable to the Personal Representative and the Superior Court with Ten Percent of the amount bid to accompany the bid, or such amount as may be acceptable to the Seller and the Superior Court, and the balance of the amount bid to be paid upon confirmation of sale by the Superior Court.
The property will be sold AS IS, and subject to all liens, easements, conditions, restrictions, reservations and rights of way existing of record.
