Notice is hereby given that, subject to confirmation by this court, on Jan 5, 2007 at 12:00 p.m. or thereafter within the time allowed by law the undersigned as Conservator of the estate of JEAN S. TAYLOR, will sell at private sale to the highest and best net bidder on the terns and conditions hereinafter mentioned, all right, title, and interest of the Conservatee and all right, title, and interest that the conservatorship estate owns in the real property located in San Diego County, California, described as follows: LOT 9 OF ROBINHOOD NO. 2, IN THE COUNTY OF SAN DIEGO, STATE OF CALIFORNIA ACCORDING TO MAP THEREOF NO. 3488, FILED IN THE OFFICE OF THE COUNTY RECORDER OF SAID COUNTY, 8-9-56

The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record, with any encumbrances of record to be satisfied from the purchase price. The property is to be sold on an “as is” basis except for title.
Bids or offers are invited for this property and must be in writing and will be received at the office Kimball, Tirey & St. John, attorney for the Personal Representative, at 1202 Kettner Blvd. 3rd Floor, San Diego, CA 92101 or delivered to CHARLES SCOTT of Kimball, Tirey & St. John personally, at any time after first publication of this notice and before any sale is made.
The property will be sold on the following terms: Cash for full purchase price, minimum deposit of $3,000 to accompany the offer by certified check, and the balance to be paid on confirmation of sale by the court. Taxes, rents, operating and Maintenance expenses, and premiums on insurance shall be prorated as of the date of confirmation of sale. Examination of title, recording of Covevance, transfer taxes, and any title insurance policy shall be at the expense of the purchaser or purchasers.
