Notice is hereby given that, subject to confirmation by this court, on March 1, 2005, on thereafter within the time allowed by law, the undersigned as administrator of the estate of the above-named decedent, will sell at private sale to the highest and best net bidder on the terms and conditions hereinafter mentioned all right, title, and interest of the decedent at the time of death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in the real property located in San Diego County, California, as follows:
Lot 19, COUNTRY CLUB HILLS UNIT NO.1, according to Map thereof No. 3102, filed in the office of the County Recorder of San Diego County, California, on June 11, 1954.
This property is commonly referred to as 1052 Vista Way, Chula Vista, California 91911, Assessor's Parcel No. 575.292.10.00
The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights of way, and easements of record, with any encumbrances of record to be satisfied from the purchase price. The property is to be sold on an "as is" basis, except for title.
Bids or offers are invited for this property and must be in writing and will be received at the office of Garrison R. Armstrong, attorney for the administrator at 401 West A Street, Suite 1615, San Diego, CA 92101, or delivered to Garrison R. Armstrong, Esq., personally, at any time after first publication of this notice and before any sale is made.
The property will be sold on the following terms: cash, ten thousand dollars ($10,000) of the amount of the bid to accompany the offer by certified check, and the balance to be paid on confirmation of sale by the court. Real property taxes shall be prorated as of the date of recording of conveyance.
The undersigned reserves the right to refuse to accept any bids.
