In re the Estate of NORMA LEE SCOTT

Notice is hereby given that on MARCH 18, 2014, or thereafter within the time allowed by law, CAROLYN SCOTT, Personal Representative of the above-entitled estate, will sell the property described below at a private sale to the highest and best bidder, on the terms and conditions described below, subject to confirmation by this Court. The property to be sold consists of all right, title, and interest of the decedent at the time of her death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in and to the real property located in San Diego County, California, described as follows:
Lot 4 of Donna Estates, in the City of San Diego, County of San Diego, State of California, according to map thereof No. 2852, filed in the Office of The County Recorder of San Diego County on March 4, 1952.
Commonly referred to as:
5244 Cervantes Avenue, San Diego, CA 92114
The sale is subject to easements of record, restrictions, reservations, covenants, conditions, rights of way and current taxes with any encumbrances of record to be purchaser assumes.
The property is to be sold on an "as-is" basis.
Written bids or offers are invited for this property. They will be received at the office of Karie J. Boyd of Boyd & Associates, attorney for Carolyn Scott, the personal representative of the estate at 402 West Broadway, Suite 1500, San Diego, California 92101. Such bids or offers may also be filed with the clerk of this Court at any time after first publication of this notice and before the sale.
Offers must be sealed and will be opened at the office of Karie J. Boyd of Boyd & Associates on the date specified above.
The terms of sale are cash/part cash, part credit. The offer must be accompanied by a certified check for ten percent (10%) of the amount of the offer and the balance shall be paid upon confirmation of sale. Taxes, rents, operating and maintenance expenses and premiums on insurance acceptable to the purchaser shall be prorated as of the date of confirmation of sale.
Examination of title, recording of conveyance, transfer taxes, and any title insurance policy shall be paid one-half by the buyer and one-half by the seller.
The undersigned reserves the right to reject any bids.
