Notice is hereby given that on March 24, 2006, at 2:00 p.m., or thereafter within the time allowed by law, subject to confirmation by this court, the undersigned as administrator with the will annexed of the estate of the above-named decedent, will sell at private sale to the highest and best net bidder on the terms and conditions hereinafter mentioned all right, title, and interest of the decedent at the time of death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in two adjoining parcels of residential real property located in San Diego City and County, California, as follows:
1. Randolph Property
The east half of Lot 5 in Block 8 of North Florence heights, in the city of San Diego, County of San Diego, State of California, according to Map thereof No. 634, filed in the Office of the County Recorder of San Diego County on June 9, 1890. Excepting therefrom the southerly 9.9 feet thereof, One-third interest.
This property is commonly referred to as 4058 Randolph Street, San Diego, California 92103.
2. Ft. Stockton Property
The East one-half of Lot 6 and the Southerly 9.9 feet of the East one-half of Lot 5, Block 8 NORTH FLORENCE HEIGHTS Addition, in the City of San Diego, County of San Diego, State of California, according to Map thereof No. 634, filed in the Office of the County Recorder, June 9, 1890. One-third interest.
This property is commonly referred to as 1504 Ft. Stockton Drive, San Diego, California 92103.
The two properties, including the interests of all co-tenants, will be sold together as a single unit.
The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record.
The property is to be sold on an “as is” basis, except for title. Any sale is subject to Court confirmation and possible overbids at the hearing on confirmation.
Bids or offers are invited for this property and must be in writing and will be received at the office of Jane Haro, Prudential Realty, broker for the administrator and co-owners at Prudential California Realty, 1000 W. Washington Street, San Diego Ca 92103, at any time after first publication of this notice and before any sale is made.
The properties will be sold for cash, 10 percent of the amount of the bid to accompany the offer by certified check, payable to C.W,. Wied Professional Corporation Client Trust Account, and the balance to be paid on confirmation of sale by the court. Taxes, rents, operating and maintenance expenses and premiums on insurance acceptable to the purchaser shall be prorated as of the date of confirmation of sale. Examination of title, recording of conveyance, transfer taxes, and any title insurance policy shall be at the expense of the Sellers. Sellers shall pay one-half and buyer shall pay one-half of escrow charges.
The undersigned reserves the right to refuse to accept any bids.
