Directions to and a detailed description of the above-entitled real property may be obtained by requesting the same in writing to the above-named beneficiary ("Creditor Association") within ten (10) days from the first publication of this notice.
Said sale will be made without covenant or warranty, express or implied, regarding title, possession or encumbrances, to satisfy the unpaid balance currently due and owing under the aforesaid Notice of Delinquent Assessment and/or late fees, costs of collection (including attorneys' fee), and interest, which said Owner is obligated to pay Creditor Association under Civil Code Section 1366, and fees, charges, and expenses of the Trustee.

NOTICE IS HEREBY GIVEN that on May 17, 2010 at 9:00a.m., or thereafter within the time allowed by lay, LEROY W. KNUTSON as Administrator of the Estate of the above-named decedent will sell at private sale to the highest and best net bidder, on the terms and conditions stated below, all right, title and interest of the decedent at the time of death and all right, title and interest that the estate has acquired in addition to that of the decedent at the time of death, in the hereafter described real property located in San Diego County, California.
1. This property is commonly known as 1949 Klauber Avenue, San Diego, California, Assessor's Parcel No. 544-102-04-00, and is more fully described as follows:
Lot 13 in Block 5 of Sunny Slope Addition to Encanto Heights according to Map No. 1135.
2. The property will be sold subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record, with any encumbrances of record to be satisfied from the purchase price. Property sold “as is” except for title.
3. This sale is conditioned on a notice of the sale being given to the decedent's heirs and beneficiaries of the estate, and without the Administrator receiving objection within the time specified.
4. Bids or offers are invited for this property and must be in writing and can be mailed to the office of Kirk H. Riley, attorney for the Administrator, at P.O. Box 1268, La Mesa, California 91944, or delivered to Kirk H. 5. The property will be sold on the following terms: Cash through escrow, a certified check for ten percent (10%) of the amount of the bid accepted by the Administrator to be delivered within forty-eight (48) hours of acceptance, and the balance to be paid at close of escrow.
6. Taxes, if any, to be prorated as of the date of close of escrow. Examination of title, recording of conveyances, transfer taxes, and any title insurance policy shall be at the expense of the purchaser.
