NOTICE IS HEREBY GIVEN that Lavon Borden, as Administrator of the Estate of Helen Catherine Baquerizo, will sell at private sale, subject to court confirmation by the Superior Court, on May 13, 2005, at 3252 Bonita Road, Suite A, Bonita, California 91910, the following real property of the Estate:
70 Suzanne Lane, Chula Vista, California 91911
Lot 252 of HOLIDAY ESTATES UNIT NO. 5, in the City of Chula Vista, County of San Diego, State of California, according to Map thereof No. 6441, filed in the office of the County Recorder of San Diego County, July 29, 1969.
The terms and conditions of the sale are: Price $305,000 to $320,000. Sale of the property is without any warranty and in "as is" condition. Sale is to be for all cash, part of which may be paid from proceeds of conventional financing. Expenses of the property will be prorated and costs of sale shared equally. At least ten percent (10)% of the amount bid must be paid with the offer and the balance must be paid on close of escrow after confirmation of sale by the Court.
Bids or offers for this property must be made in writing and directed to the Administrator, care of Nita Croft at the above address, or may be filed with the clerk of the Superior Court at any time after publication of this Notice and before the sale. The Administrator reserves the right to reject any and all bids.
