that on May 23, 2013, at 630 Alta Vista Drive, Suite 102, Vista, California at 10:00 a.m. DORA N. MANRIQUEZ; MARY L. NAVARRO
and DELORES N. PENA,
as Co-Administrators of the estate of RITA MONTENEZ NAVARRO, will sell at private sale to the highest and best bidder on the terms and conditions set forth below, and subject to confirmation by the court, all right, title and interest of the decedent at the time of her death and all right, title and interest that the estate has acquired by operation of law or otherwise in addition to that of the decedent at the time of her death, in the real property located in Carlsbad, San Diego County, California, commonly known 3463 Jefferson Street and specifically described as:
The Northeasterly 1/2 of Lots 27 and 28 in Block 44, in the town of Carlsbad, in the County of San Diego, State of California, according to Map thereof No. 535, filed in the office of the County Recorder of said San Diego County, May 2nd 1888.
Bids or offers for this property must be in writing and may be mailed or delivered to James L. Hagar, attorney for the personal representatives at 630 Alta Vista Drive, Suite 102, Vista, CA 92084 at any time after May 9, 2013 (first publication) of this notice and before any sale is made.
The sale will be made on the following terms: all cash and subject to confirmation by court and escrow to close within thirty (30) days thereafter.
The property will be sold subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way and easements of record, with the purchaser to assume any encumbrances of record, and any conditions that may be imposed by any governmental agency including but not limited to the City of Carlsbad, for making any improvements to the property. Taxes, rents, operating and maintenance expenses, and premiums on insurance acceptable to the purchaser shall be prorated as of the date of confirmation of sale. Escrow charges, examination of title, recording of conveyance, transfer taxes, and any title insurance policy shall be at the expense of the purchaser or purchasers.
The real property will be Sold on an AS IS basis with Sellers doing No Repairs.
