Notice is hereby given that subject to confirmation by this court, on June 30, 2003, at 2:30 P.M. at the Probate Department at 1409 Fourth Avenue, San Diego, California 92101, or thereafter within the time allowed by law. the undersigned as administrators of the estate of the decedent, will sell to the highest and best net bidder on the terms and conditions hereinafter mentioned all right, title, and interest of the decedent at the time of death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in the real property located in San Diego County, California, as follows:

The property will be sold on the following terms:
Cash or part cash, and part credit, the terms of such credit to be acceptable to the undersigned and to the Court, ten percent (10%) of the amount of the bid to be deposited into escrow by the Friday preceding to hearing for confirmation of sale, and the balance to be paid after confirmation of sale by the Court before close before close of escrow.
1. Seller to provide pest fumigation clearance for the house and detached garage and pay for Section 1 findings.
2. Escrow to close within approximately 30 days, subject to court approval.
3. Buyer and Seller to split the cost of the esrow 50/50.
4. Seller to pay for a one-year home warranty plan issued by AHS.
5. Seller to pay for owner's title insurance policy to be issued by Stewart Title.
6. Spa to be removed from property.
7. Buyer to purchase the property "as-is" subject to the right to perform inspections.
8. The Liquidated Damages provision of the California Association of Realtors (CAR) contact apply (buyer's deposit {up to 3%} may be retained as liquidated damages in the event of a breach by the buyer.)
9. The mediation and arbitration of disputes clauses of the CAR contract apply.
10. Buyer to remove loan contingency within 17 days after acceptance.
11. Buyer has 17 days to complete all inspections of the property.
12. Seller to deliver occupancy to Buyer no later than 2 days after close of escrow by 4 p.m.

Notice is hereby given that, subject to confirmation by this court, on June 24 ,2003, at 2:00 P.M., or thereafter within the time allowed by law, the undersigned as administrators of the estate of the above-named decedent, will sell at private sale to the highest and best net bidder on the terms and conditions hereinafter mentioned all right, title, and interest of the decedent at the time of death and all right, title, and interest that the estate has acquired in addition to that of the decedent at the time of death, in the real property located in San Diego County, California, as follows:
A condominium unit located within the Westview Condominium Project, and commonly referred to as 3098 Rue D'Orleans #229, San Diego, California 92110, assessors parcel no. 441-090-26-29.
This sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, and easements of record, with any encumbrances of record to be satisfied from the purchase price.
The property is to be sold on an "as is" basis, except for title.
