As a nearby property owner or interested party who has requested notice, you are hereby notified that the Planning Commission will hold a public hearing to consider a Planned Development Permit (“PDP”) for the Cedar Gateway project.
The Cedar Gateway project is a 5- to 7-story (77-foot high) development with 65 affordable housing units and 111 parking spaces in three levels of below-grade parking located on a 23,859 square-foot lot at the north-side of Cedar Street between 5th and 6th avenues in the Cortez District of the Centre City Community Planning Area. On May 13, 2008, the City of San Diego City Council and Redevelopment Agency approved the Disposition and Development Agreement for the project.
The PDP is for consideration for deviation from the development standards of the Centre City Planned District Ordinance (PDO) to allow a reduction to the Commercial Street Overlay's Active Commercial Use frontage requirement along Cedar Street. The request would reduce the amount of Active Commercial uses along Cedar Street from 60-percent to 44-percent to allow for a small office space to provide on-site supportive services to the residents of the project.

An appeal must be filed within 10 business days after the date of decision by the Planning Commission. In order to appeal the decision of the Planning Commission, you must have expressed interest in writing to the Project Manager or Planning Commission prior to the Hearing Date, or have spoken at the public hearing. Appeals must be filed with the City Clerk's office in the City Administration Building located at 202 C Street, San Diego, California.
Copies of the development plans for the project are available for public review in the offices of CCDC located at 225 Broadway, Suite 1100, San Diego, 92101. If you have any questions after reviewing this notice, you can call the Project Manager listed above.
If you wish to challenge the City's action on the above proceeding in court, you may be limited to addressing only those issues you or someone else have raised at the public meeting hearing described in this notice, or written correspondence to CCDC at or before the public hearing.

To request an agenda in alternative format or to request a sign language or oral interpreter for the meeting, call CCDC at least five working days prior to the hearing to insure availability.
