1. The personal representative (executor or administrator) of the estate of the deceased is: ROLANDO ENRIQUEZ, Administrator
2. The personal representative has authority to administer the estate without court supervision under the Independent Administration of Estates Act (Prob. Code Section 10400 et seq.)
a. with full authority under the act.
3. On or after: JUNE 10, 2014, the personal representative will take the following action without court supervision:
The proposed action is described in an attachment labeled Attachment 3.
Sale of real property located at 1380 Myra Court, Chula Vista, California, APN 620-350-04-00, to Rolando Enriquez, Administrator.
Sale price is $522,000.
No commission or other broker fees are to be paid on this sale.
The buyer has obtained a VA loan, therefore certain fees and closing costs cannot be paid by the buyer. Estimated fees associated with this sale include: $800 lender processing fee, $875 lender underwriting fee, $84 lender tax service, $9 lender flood certification, $1,500 escrow fee, $200 notary fee, and $200 pest inspection.
In addition, California requires the seller to pay fees for Owner's Title (estimated $3,000) and State Transfer (estimated $783)
4. Real property transaction
a. The material terms of the transaction are specified in item 3, including any sale price and the amount of or method of calculating any commission or compensation to an agent or broker.
b. $580,000.00 is the value of the subject property in the probate inventory.
