that subject to court confirmation, on July 15, 2015, or thereafter within the time allowed by law, Claudia Powell, as Administrator of the Estate of Walter Joseph Jeffrey will sell at private sale to the highest and best net bidder on the terms and conditions set forth below, and subject to confirmation by the court, all right, title, and interest that the estate has acquired by operation of law or otherwise the residential real property located at 6057 Rainbow Heights Road, Fallbrook, CA 92028-8846, APN: 109-270-14-00.
Bids or offers for this property must be in writing and sealed and may be mailed or delivered to Shannon M. The sale will be made on the following terms:
the sale must be cash, or part cash and part credit, the terms of such credit to be acceptable to the Administrator and the Court;
ten percent (10%) of the bid amount must accompany each bid;
the balance of the purchase price must be provided at close of escrow;
the property must be sold "as is", without warranty as to its condition, and subject to current taxes, covenants, all easements, conditions, restrictions, reservations and rights of way existing of record; and
the sale shall be subject to any additional terms or alternate terms agreed to by the Administrator and approved by the court.
The Administrator reserves the right to reject all bids.
