IN THE MATTER OF THE: TEITLER FAMILY TRUST, established by the Declaration of Community Property Family Trust, dated January 30, 1984, signed by Sam M. Teitler and Sadye G. Teitler (``Teitler Trust``).
NOTICE IS HEREBY GIVEN that, Francine Teitelbaum, as Interim Successor Trustee of the Teitler Trust, will sell at private sale on or after August 23, 2010, at 15760 Ventura Blvd., Suite 1520, Encino, CA 91436, on the terms and conditions set forth below, and subject to confirmation by the court, all right, title and interest of Francine Teitelbaum, as Interim Successor Trustee of the Teitler Trust, and all right, title and interest that the Teitler Trust has acquired by operation of law or otherwise, in the real property consisting of in a 4-unit apartment building located at 4917-23 Muir Avenue, City of San Diego, County of San Diego, State of California (APN 448-212-16) and specifically described as: Lots 29 and 30, Block 10 of Ocean Beach Park, in the City of San Diego, County of San Diego, State of California, according to Map thereof No. 1167, filed in the Office of the County Recorder of San Diego County, on February 10, 1909.
Bids or offers for this property must be in writing and may be mailed or delivered to Alperstein, Simon, Gillin & Scott, LLP, attention Joel M. Simon, Esq., attorneys for the interim successor trustee, at 15760 Ventura Blvd., Suite 1570, Encino, CA 91436-3026 at any time after the first publication or posting of this notice and before any sale is made.
The sale will be made on the following terms: cash in lawful money of the United States on confirmation of sale and such other reasonable terms acceptable to the undersigned. Reasonable deposit to be deposited with bid. Property is sold in ``as is`` and ``where is`` conditions and subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way and easements of record, with the purchaser to assume existing leasehold tenancies.
