NOTICE OF PREPARATION (REVISED)
DRAFT ENVIRONMENTAL IMPACT REPORT
for the "Woodfin Suites Hotel & Port Master Plan Amendment"

Notice is hereby given that the San Diego Unified Port District has prepared a revised Notice of Preparation (NOP) for a Draft Environmental Impact Report (EIR) for the "Woodfin Suites & Port Master Plan Amendment" as the proposed project has since changed. This revised NOP supersedes the NOP circulated for public comments from March to April 2005.
Revised Project Description:
The proposed project involves the redevelopment of an existing property leased to Marina Cortez, Inc. at 1880 Harbor Island Drive in San Diego. Woodfin Suite Hotels, LLC, will undertake the proposed redevelopment. The proposed project includes demolition of all existing structures on the 3.79-acre tidelands property. No portions of the existing marina boat berths within the submerged tidelands would be altered. The proposed components of the project are described as follows:
¥ Construction of an eight-story, maximum 140-suite hotel with supporting facilities over partially suppressed parking.
¥ Construction of a new and separate two-story marina services building.
¥ Construction of a 1,120-linear foot seawall and public promenade along the entire shoreline frontage of the marina.
¥ Development of 401 on-site parking spaces.
¥ Evaluation of a project option in which up to 40 of the 140 hotel suites would be marketed and operated as timeshares.
The EIR will address the following probable environmental effects: Land Use, Coastal Access, Aesthetics, Hydrology/Water Quality, Transportation/Traffic, Air Quality, Noise, Geology, Hazards and Hazardous Materials, Public Services and Utilities, and Recreation.
The NOP is available for public review at the office of the District Clerk, San Diego Unified Port District, 3165 Pacific Highway, San Diego; and the Downtown Central Library, 820 E Street, San Diego. Comments regarding environmental concerns should be addressed to the San Diego Unified Port District, Land Use Planning Department, P.O. Box 120488, San Diego, CA, 92112-0488. Public comments on the NOP will be accepted until 5 p.m. on October 14, 2005.
A public workshop regarding the scope and content of the EIR will be held on Tuesday, October 4, 2005 at 3 p.m. at the Embarcadero Planning Center (formerly Coral Reef Restaurant) at 585 Harbor Lane, San Diego, CA.
