The approximately 34,297-square-foot industrial building in Otay Mesa at 7625 Britannia Park Place, San Diego 92154, has been sold for $2,607,500.
The buyer was Shayota Investments LLC, 2355 Paseo de las Americas, Suite A, San Diego 92154. Adriana Shayota is the sole member of Shayota Investments.
The acquisition was financed with a loan of $1,303,286 from City National Bank.
The property is under leasehold to Tradeway Int'l Inc., with Shayota as president/secretary.
The seller of the property (646-300-08) was PCCP SG Kearny Otay BIP I, LLC, a partnership of Los Angeles-based Kearny Real Estate Co. and Pacific Coast Capital Partners.
Darren Mullins and Eric Parker of Cassidy Turley San Diego represented the seller.
In August, PCCP SG Kearny Otay sold the 29,325-square-foot building at 7575 Britannia Park Place for $2.3 million.
The buyers were Richard Barragan and Margarita Barragan, co-trustees of the Barragan Family Trust. The acquisition was financed with loans of $1.4 million and $500,000 from JPMorgan Chase Bank.
The property will be occupied by the Barragan's The Box Co., a family-owned printer and manufacturer of custom packaging.
Millins and Parker represented the seller. David Dare of Dare Real Estate represented the buyers.
The two buildings are in the five-building, 156,068-square-foot Britannia Industrial Park on 10.84 acres. The buildings range from 22,800 to 35,600 square feet.
