The buyer was 7629 Normal Avenue LLC, a California limited liability company, 5455 Wilshire Blvd., Suite 1700, Los Angeles 90036. Trion Properties Management LLC is the manager of 7629 Normal, and Mitch Paskover and Maxim Sharkansky are the managing members of Trion Properties.
The acquisition was financed with a loan of $1.4 million from Evertrust Bank. The seller of the property (assessor's parcel 475-100-100) was Trophy Investments LLC, with Todd D. Tedesco as a managing member.
The seller was represented by Chris J. Robinson, senior vice president/principal at ACRE Investment Real Estate Services. The buyer was represented by Peter Scepanovic, senior vice president and Corey McHenry, an associate; both are with Colliers International.
Escrow services were provided by Pamela Del Paine, of North American Title Company, which also provided the title insurance. The building was constructed in 1958, and totals 17,550 of rentable square feet consisting of 20 two-bedroom, one-bath units and one studio.
