Gaslamp Hilton retail condo on Fifth sold

The approximately 41,643-aquare-foot retail condominium in the Gaslamp Quarter at 224-238 Fifth Ave., San Diego 92101, has been sold for $17.1 million.

The condo is part of the 252-room Hilton San Diego Gaslamp Hotel at 401 K St., which opened in May 2000.

The unit is occupied by Lou & Mickey's steak and seafood restaurant at 224 Fifth and the Toscana Café and Wine Bar at 238 Fifth.

The buyer was PREF Bridgeworks LLC, 4370 La Jolla Village Drive, Suite 640, San Diego 92122. Robert Jinich is the vice president of PREF.

The acquisition was financed with a loan of $10.32 million from RBS Financial Products Inc.

The seller of the property (assessor's parcel 535-345-15-02) was S.D. Bridgeworks II LLC, with SD Bridgeworks LLC as the sole member.

S.D. Malkin/San Diego Inc. is the manager of the sole member, with Jeremy Z. Cohen as the vice president/treasurer.
