Buildings in Kearny Mesa on Ruffin sold

The two-building, 13,728-square-foot office property in Kearny Mesa at 3654-3656 Ruffin Road, San Diego 92123, has been sold for $1,098,240.

The buyer was Aero Ruffin LLC, a California limited liability company, 7646 Girard Ave., La Jolla 92037. Gerald M. Rudick is manager of Aero Ruffin.

The sellers of the property (assessor's parcel 421-350-11) were James M. Strum (52.92 percent) and Lise Ann Strum (47.08 percent).

The sellers took back a trust deed for $933,504.

The two-story buildings were constructed in 1975 on a 34,848-square-foot lot.

The buyer was represented by Pat Geary, Joe Anderson and Joe Bonin, of ECP Commercial. The sellers were represented by Nelson Anderson and Frank Clark, also of ECP Commercial.

Title services were handled by Marc McDonald, of First American Title Company (NYSE: FAF). Escrow services were provided by Rob Shaw, of Chicago Title.

With 40 percent occupancy at the time of sale, the buyer is planning a complete property remodel and has delegated ECP AssetCare to handle leasing and management of the property. Leasing will be handled by ECP's Mike Conger and Brian Jenkins.
