Vista industrial buildings on Pioneer sold

A pair of free-standing industrial buildings totaling 20,049 square feet at 2530 and (photo above) 2540 Pioneer Ave., Vista 92081, have been sold for $2,005,000, cash.

The buyer was 4S Properties, a California general partnership, 27405 Puerta Real, Suite 120, Mission Viejo 92691, attention: Nerissa Nuqui.

The seller of the properties (assessor's parcels 219-030-42 and 43) was Vista Industrial Properties LLC, with D. Dean Baltzell manager.

Chuck McNary and Erik McNary, of Colliers International represented the buyer. Dennis Visser, of Cassidy Turley, represented the seller.

The building at 2530 is 9,109 square feet and 2540 Pioneer is 10,940 square feet. Both buildings feature two grade-level doors and an approximately 16 to 18-foot warehouse clearance.

The two buildings just sold were part of a quartet of properties at 2520-2550 Pioneer, acquired by Vista Industrial in October 2007 for $4,256,000. The 12,644-square-foot building at 2550 was sold at the end of 2013 for $1.25 million.
