The approximately 2,915-square-foot office property in Bankers Hill at 2741-2743 Fourth Ave., San Diego 92103, has been sold for $1,187,000.

The buyer was WRR Properties LLC, a California limited liability company, 3104 Fourth Ave., San Diego 92103. Christopher M. Roberts and Cheryl M. Rhode are members of WRR.

The acquisition was financed with loans of $603,000 and $482,400 from the Bank of Southern California and $265,000 from CDC Small Business Finance.

The property is under leasehold to West Rhode and Roberts CPA.

The sellers of the property (assessor's parcel 452-712-02) were Shawn Parr and Laure-Anne Parr, co-trustees of the Parr Family Trust.

The building is a converted two-level house constructed in 1929 on a 5,000-square-foot lot.

The property was sold in February 2000 for $575,000.
