The 37,700-square-foot industrial building in Sorrento Valley at 11107 Roselle St., San Diego 92121, has been sold for $3,575,000, cash.

The buyer was Kassab Global Biotech LLC, a California limited liability company, 4580 University Ave., San Diego 92105.

The sellers of the property (assessor's parcels 310-120-25) were Robert C. Kyle, trustee of the Robert C. Kyle 1979 Insurance Trust, and Barbara Ann Battey, trustee of the Barbara Ann Battey Trust.

The one-story industrial (light manufacturing) building was constructed in 1985 on a 4.8-acre lot.

The laboratory in the building includes two chemical fume hoods, one walk-in cold room, an autoclave, glass washer and dryer; deionized water/air/gas and vacuum; and an emergency generator.

The building's office includes nine private offices, two conference rooms; reception area with built-in reception desk and IT server room with raised floor.
