Regardless of the time of year, Karen Pado doesn't like to wait. Whether they're buying or selling, the co-owner of Meridian Realty in Rancho Bernardo urges her clients to make their move -- even during the 2013 year-end holiday season.
"I'm always busy during the holidays, no matter what the economy is," Pado said.
"I always tell sellers, if they want to take their home off the market during the holidays, don't," she said. Because only serious buyers are looking, not the looky-loos. And everybody else is taking their house off the market. So there's less inventory but we're here."
Pado has been specializing in homes in Rancho Bernardo and Poway, where she lives, since entering the industry in 2001. She sold about $13 million worth of inventory last year, but expects even better results this year.
Business was so good last year that she was able to build a team for the first time, including a transaction coordinator and three buyers to lighten her burden and concentrate on what she likes best: getting a great deal for her clients.
"Negotiating is part of the deal that I love, which a lot of agents don't like to do," she said. "So my favorite thing to do is say, 'The buyer wants a house for this price,' and to come back to them and say, 'I got it for you for $45,000 less.'
"That's the kind of challenge I like," Prado said. "Or going back and telling someone, 'I got you $10,000 more for your house than what you listed it for.' For me that's the best part of the job."
Another thing Pado isn't waiting for is her broker's license. She's taking the exam this month. And before the results come in, with typical impatience she's already telling clients to move forward.
"A lot of people are waiting for spring but I'm telling them, don't wait because inventory's low. It's time to do it," she said.
"Buyers and sellers should take advantage of the low interest rates, because it helps the sellers sell their place and it's great for the buyers. I think the most important advice I can give is: don't wait!"
