Industrial condo in Oceanside on Oceanic sold

The 11,312-square-foot industrial/R&D condominium in the Oceanic Business Park at 3915 Oceanic Drive, Oceanside 92056, has been sold for $1,075,000.

The unit consists of adjoining units 601 and 602.

The buyers were Kolby Ryan Enger and Kriste Colleen Enger, 1310 El Nido Drive, Fallbrook 92028.

The property is under leasehold to Turn Key Powertrain Inc., with Kolby Enger as the president and Kriste Enger as the secretary.

The acquisition was financed with a loan of $1,029,000 from San Diego Private Bank.

The seller of the property (assessor's parcel 160-680-22-02) was CSEPP Partnership II LLC, a Utah limited liability company, with Michael Wright as the manager.

The condo was constructed in 2005.

The building is of tile-up construction with a 22-foot clear height. The condo has a one dock-high loading door and two rear grade-level doors (one for each unit).

The building also a 15 percent office buildout.
