Commercial unit in La Jolla sold

The approximately 1,048-square-foot, ground-floor commercial unit in the La Jolla Marketplace mixed-use condominium development at 7514 Girard Ave., La Jolla 92037, has been sold for $990,000.

The buyer was LaJolla Holdings LLC, c/o The Empire Group, 155 Sansome St., Suite 850, San Francisco 94104. Northern Properties Inc. is the manager of LaJolla, and Marten E. Brown is the president of Northern.

Exchange Resources Inc., 8370 Wilshire Blvd., Suite 209, Los Angeles 90211, provided a loan of $550,000.

The seller of the property (assessor's parcel 350-472-11-05) was 7415 Girard Avenue, LLC, a California limited liability company, Eitan Tashman manager.

The unit was originally sold in June 2007 for $598,000.

La Jolla Marketplace consists of 14 residential units and seven ground-floor commercial units.

In mid-2006, a 1,357-square-foot commercial unit (assessor's parcel 350-472-11-07) at Marketplace was sold for $972,000. At that time, the unit was leased to Nail Time Salon.

Other units sold were 780-square-foot (350-472-11-04) for $550,000 in June 2008 and 4,570-square-foot (350-472-11-06) for $3.8 million in December 2007.
