The 16,300-square-foot industrial/warehouse building in Kearny Mesa at 7747 Ostrow St., San Diego 92111, has been sold for $2,465,000.
The buyer was 4030 Goldfinch Investments LLC, a California limited liability company, c/o Phil's BBQ, 3750 Sports Arena Blvd., No. 6, San Diego 92110, Attn: Patricia Conners.
Charles P. Pace and Jeffery Allan Loya are the members of 4030 Goldfinch.
The acquisition was financed by loans of $1,247,000 and $657,000 from Wells Fargo Bank.
The buyer intends to occupy a portion of the building and lease out the remainder.
The sellers of the property were William E. McLaren Jr. and Kimberlee K. McLaren.
The buyer was represented by Mark Lewkowitz and Jeff Brown, of Cushman & Wakefield. The sellers were represented by Randy LaChance, of Voit.
The one-story building was constructed in 1979 on a 1.11-acre lot, and has a 16- to 18-foot clear height, two grade level doors, two dock-high doors, a fenced yard and a metal storage bin.
The property was sold in March 2002 for $1.45 million, with financing of $800,000 from Bank of America (NYSE: BAC).
