Think Tank Float lease

Office: Think Tank Float Centers LLC has leased 2,601 square feet of office space at 4055 Oceanside Blvd. Suite A, Oceanside, 92056, from MAJ Investors.

The property, leased for 60 months at $202,860, will be used for a general office.

The lessee was represented by Sperry Van Ness Finest City Commercial. The lessor was represented by Josh McFadyen, of Colliers International.

Over the past three years, a number of leaseholds have been signed for space at 4055 Oceanside Blvd. Among the current tenants are:

* In fall 2013, Prescott Companies leased 1,837 square feet for 12 months at $20,496, will be used for office and storage.

* In mid-2011, Grace Anglican Church leased 10,964 square feet for 36 months at $216,000, for a church and worship center.

* Pre Pak Products leased 7,159 square feet for 36 months at $180,420 in mid-2010.


Industrial: Jeffrey L. Morgan has renewed a leasehold on 1,740 square feet of industrial space at 3205 Production Ave., Suite I, Oceanside, 92054, from RJ Land Company LP.

The property, leased for 60 months at $77,604, will be used for manufacturing.

The lessee and lessor were represented by Josh McFadyen, of Colliers International.

In mid-2007, Jeffrey Morgan leased 1,400 square feet for 24 months at $26,160, for surfboard manufacturing.

In late 2009, Morgan expanded with a lease on 1,740 square feet for 60 months at $82,240.

Jeffrey L. Morgan also just expanded with a lease on an additional 2,572 square feet of space at 3205 Production Ave., Suites B, C, Oceanside, from RJ Land.

The space, leased for 60 months at $114,684, will also be used for manufacturing.

The lessee and lessor were represented by Josh McFadyen.

In late 2010, Chemistry Surfboards leased 1,200 square feet for 39 months at $33,828, for surfboard manufacturing.

In early 2010, Joe Grant leased 1,109 square feet for 60 months at $54,792.


Industrial: Bounce Composites has leased 8,640 square feet of industrial space at 340-350 Via El Centro, Oceanside, 92058, from MAJ Investors.

The property, leased for 14 months at $57,305, will be used for flex space.

The lessee was represented by Simon Terry Lloyd, of Cresa Partners.

The lessor was represented by Josh McFadyen, of Colliers International.

In early 2013, Bounce leased the 8,640 square feet for 12 months at $41,472, for manufacturing paddle boards and related products.
