Flex building on Park Center in Vista sold

The freestanding, approximately 12,448-square-foot warehouse/industrial/flex building at 961 Park Center Drive, Vista 92081, in the Oak Ridge Business Center, has been sold for $1,575,000.

The buyer was 961 Park Center Drive LLC, 1001 Park Center Drive, Vista 92081. Danny C. Ashcraft is the manager of the buyer. The acquisition was financed with a loan of $1,181,250 from Wells Fargo Bank.

The seller of the property (assessor's parcel 219-011-79) was JT Property Holdings LLC, with William Van Dyke, aka William Warden Van Dyke, as a member.

Rob Guiness, of CBRE (NYSE: CBG), represented the seller. Rusty William, of Lee & Associates, represented the buyer.

The building was constructed in 1991 on a 37,462-square-foot lot, includes 3,400 square feet of executive offices, one dock-high and one grade-level truck door.

The property was sold in May 2005 for $1,922,500 with financing of $976,851 from Regents Bank.
