Notices of default, trustee deeds down more than 30% from 2013

Trustee deeds — the final step in the foreclosure process, transferring ownership from the delinquent borrower back to the lender or a third party — were filed on 234 properties in April, 33.7 percent higher than in March and 33.9 percent lower than April 2013, according to the San Diego County Assessor's Office.

Notices of default, which initiate the foreclosure process by registering that a borrower is behind in payments, increased 6.3 percent from March to April, and fell 32.4 percent from April 2013 to April 2014.

Lenders issued notices of default to 526 borrowers in April, up from 495 in March and down from 778 in April 2013.
