The buyer was GFP Alliance San Diego, LLC, c/o Alliance Commercial Partners LLC, 165 S. Union Blvd., Suite 510, Lakewood, Colo., 80228.
The seller of the property (assessor's parcel 311-450-18) was Zimbabwe Properties, LLC, a California limited liability company with Alby Amato manager, 5810 Meadows Del Mar, San Diego 92130.
Mickey Morera and James Duncan of Cushman & Wakefield Inc. represented the buyer and seller.
The building was constructed in 1993 on a 6.69-acre lot and sold for $150.79 per square-foot and a cap rate of 7.6 percent.
The building is occupied by Russell Sigler Inc. under a leashold with 3.5 years remaining.
The building includes 16 dock-high loading docks and one grade-level door. The building also has approximately 10,000 square feet of office space (12 percent).
The property was sold in November 2004 for $11 million ($90.54-square-foot), with financing of $6.5 million.
