Building on Cades Way in Vista sells

The approximately 24,000-square-foot flex industrial/R&D/warehouse building at 2449 Cades Way, Vista 92081, in the Oak Ridge Business Center, has been sold for $2,457,000.

The buyer was Paul Wagner, as trustee of The First Ocean Trust, a California private trust, 3549 Calle Palmito, Carlsbad 92009.

The sellers of the property (assessor's parcel 217-252-07) were Arthur J. Balog and Janice A. Balog, trustees of The Balog Family Trust (one-half interest) and Bruce L. Johnson and Peggy E. Johnson, co-trustees of the Bruce L. Johnson and Perry E. Johnson Family Trust (one-half interest).

The sellers financed the transaction, taking back a trust deed for $2,110,895.

In late 2007, Youngdale Manufacturing leased 14,785 square feet of industrial space (Suites C, D, E and F) from AS Johnson Management Ltd. for 60 months at $692,475.

In early 2012, Precise Manufacturing leased 4,760 square feet of industrial space (Suite A) for 36 months at $120,060. The lessor was represented by Daniel Knoke and Peter Merz, of Colliers International.
