Apartment in Golden Hill on A St. sells

The Casa Loma Apartments, the 30-unit Golden Hill property at 2875 A St., San Diego 92102, has been sold for $3.4 million, or $113,333 per unit.

The buyer was CARV Properties LLC, a California limited liability company. The managing members of CARV are Carlos Ledesma and Victoria Ledesma. The acquisition was financed with a $2 million loan from California Bank & Trust.

The sellers of the property (assessor's parcel 539-460-12) were Norman Chrisman and David P. Fischbach as trustee of The Fischbach Living Trust.

The buyer and sellers were represented by Bill Anderson, senior vice president/principal of ACRE Investment Real Estate Services. Escrow services were provided by Karen Hagen at First American Title.

The apartment was constructed in 1959, and consists of 22 studios and eight one-bedroom units, totaling 12,400 square feet.

The property features a common picnic area, off-street parking and an on-site laundry facility.
