Office building on Vista Way in Oceanside sells

Oceanview Plaza, the 25,386-square-foot medical office building at 2420 Vista Way in Oceanside 92054, and an adjacent 41,818-square-foot vacant lot fronting on Ivy Road, have been sold for $5,925,000.

The buyer was Trollman Properties LLC, with Stella M. Shih limited agent, SMS Law Firm, 2650 Camino del Rio North, Suite 201, San Diego 92108.

The seller of the property (165-240-22 and 63) was Oceanview Plaza Investors LLC (30 percent) and Stephen M. Dunn, trustee of a trust (70 percent). Brnika Inc. is the manager of Oceanview Plaza Investors, and Eric Thies is president of Brnkia.

The seller was represented by Travis Ives of Cushman & Wakefield and John Hoffmann and Amy McNamara of Colliers International.

The two-story building was built in 1988 on a 1.1-acre lot and includes secured underground parking.

Current tenants in the building include a variety of medical and dental practices, the Department of Homeland Security, the Healthcare Academy of California and Wells Fargo Home Mortgage (3,907 square feet for 36 months at $188,100).

In late 2005, the property was sold for $3.9 million, financed with a loan of $2,665,000 from 1st Pacific Bank of California.
