Flex building on Top Gun in Sorrento Mesa sells

The Deal of the Week was listed by Dean Asaro, of Cassidy Turley.

The deal was the sale of the 33,186-square-foot flex industrial/distribution/warehouse building in Sorrento Mesa at 6749 Top Gun St., San Diego, for $5,627,000.

The buyer was Ingold Family Investments LLC, c/o Levering & Hvasta CPAs LLP of Fallbrook. Richard A. Collato and Robert F. Ingold Jr. are the general managers of the new ownership.

The acquisition was financed with a loan of $2,525,000 from Wells Fargo Bank.

The seller of the property was Novi Investments LLC, with Michael A. Stoff as the managing member and Jennifer Stoff as a member.

The building was constructed in 1997 on a 1.88-acre lot, and consists of 70 percent warehouse and 30 percent office. The property was sold in December 1999 for $3,085,000.

The entire building is under leasehold to a pair of tenants; Mast Bio Surgery Inc., with Srdjan Jovanovic the senior staff accountant, and LinkQuest Inc.

LinkQuest leased 22,000 square feet in early 2007 for four years at $859,680. Asaro and Andy Irwin, then at CB Richard Ellis, handled the transaction.
