The Deal of the Week was the sale of the 203,779-square-foot industrial/warehouse/distribution building (including a 35,000-square-foot mezzanine) in the Ocean Ranch Corporate Center at 4010 Ocean Ranch Blvd., Oceanside, for $24,875,000, cash.
The buyer was Gilead Sciences Inc. of Foster City, Calif.
The seller of the property 4010 Ocean Ranch Venture LLC, with Alliance Distressed Real Estate Fund LLC and AVF Management LLC as the managing members. Paul Andrews is the managing principal-chief financial officer of AVF Management.
The building was constructed in 2004/05 at the intersection of Corporate Center Drive as a built-to-suit for Ashworth/adidas.
The building includes approximately 13,000 square feet of office space and related amenities, 30-foot clear height, and two grade-level and 13 dock-high doors.
The 15.74-square-foot lot includes full truck circulation, two security gates and 349 parking spaces.
