Grove, land near Escondido
Eden Hills -- an undeveloped 97-acre property in the unincorporated community of Harmony Grove at 3240 Mount Whitney Road, Escondido 92029 -- has been sold for $2.75 million, cash.
The property consists of a 30-acre avocado grove and 67 acres of residentially zoned land (two dwelling units per acre).
The buyer was The Eden Hills Project Owner LLC of Newport Beach.
The seller was Mike Fahr LLC, with Mike Fahr as president and Tony Baihaghy as member.
The transaction includes a number of studies and reports necessary for development. Among those are archeological, traffic impact analysis, water study, sewer study, phase one environmental study, biological, geological and slope analysis.
