Yontoo Technologies leases on Owens

Office: Sambreel Holdings, dba Yontoo Technologies Inc., has leased 6,276 square feet of office space in the Palomar Heights Corporate Center at 5857 Owens Ave., Suite 102, Carlsbad 92008, from Palomar Heights I, LP, c/o Pacific Office Properties Trust Inc. (Amex: PCE).

The property was leased for 54 months at $732,534.

The lessee was represented by Roger Carlson, of CB Richard Ellis (NYSE: CBG). The lessor was represented by Joe Anderson, Rick Reeder and Matty Sundberg, of Cassidy Turley BRE Commercial.

In summer 2008, Entriq, a digital media company, relocated to the 22,247-square-foot top floor at 5857 Owens, a three-story, 64,641-square-foot building constructed in 2000.

The five-year lease is valued at more than $3 million. The property has 262 parking spaces.

In November 2001, The Shidler Group sold its 50 percent interest in the newly constructed property to its developer partner Buie Communities for $6.26 million.

In 2001, Genesys Telecommunications Co. leased 22,247 square feet for seven years at $4.1 million and Kinzan Inc. took 21,844 square feet for five years at $2.95 million.

In 2002, Neuroscience Education Institute took 6,267 square feet for five years at $888,000.


Retail: Choppa LLC, dba Jersey Mike's Subs, has leased 1,185 square feet of retail space at 25359 Madison Ave., Suite 109, Murrieta 92562, from Capital Income Properties. The property was leased for 10 years at $253,273.

The lessee was represented by Danny Fitzgerald and Michael Burton, of Cassidy Turley BRE Commercial. The lessor represented itself.


Office: Window Visions Inc. has leased 4,000 square feet of office space at 2460 S. Santa Fe Ave., Suite A, Vista 92084, from Descanso Business Center. The property was leased for 36 months at $92,700, $0.63 gross.

The lessee was represented by John Witherall, of Coldwell Banker Commercial. The lessor was represented by Joe McDermott, also of Coldwell Banker.


Industrial: Pacific Ridge School has leased 2,000 square feet of industrial space at 1236 Activity Drive, Suite A, Vista 92081, from Paul Ostrowiecki. The property was leased for 60 months at $81,118.

The lessee was represented by Hensley Properties. The lessor was represented by Daniel Knoke and Peter Merz, of Colliers International.


Retail: Miguel Pena, dba Cali Dawgs, has leased 256 square feet of retail space at 1016 Tierra del Rey, Suite B, Chula Vist, 91910, from Tierra Corners, LLC c/o CW Clark. The property was leased for 63 months at $41,589.

The lessee and lessor were represented by Joe Yetter, Mike Clark and Brent Williams, of Cassidy Turley BRE Commercial.


Industrial: Science Applications International Corporation has leased 2,720 square feet of industrial space at 101 Copperwood Way, Suites K and L, Oceanside 92054, from Copperwood Partners, LP.

The property, leased for 12 months at $21,864, will be used for office and warehouse.

The lessee was represented by Randall Wood, of Jones Lang LaSalle (NYSE: JLL).

The lessor was represented by Joe Crotty and Josh McFadyen, of Colliers International.
