Industrial: Nu Flow America Inc. has leased the 18,145-square-foot, freestanding Centerpointe Court flex building in the Miramar submarket in at 7710 Kenamar Court, San Diego 92121, from Brentcrest Association.
The industrial building was leased for 65 months at $853,643 and is suitable for industrial, office, showroom and research and development uses.
The lessee and lessor were represented by Evan McDonald and Derek Hulse, of Colliers International.
The corner building consists of 65 percent office space on two floors (approximately 5,825 square feet of mezzanine), 25 percent drop ceiling production area and 10 percent high bay warehouse.
The building also has two roll-up doors and 22-foot clear height in the warehouse. The 1.06-acre lot has a fenced yard.
Centrepointe Court consists of 7710 Kenamar and three other two-story buildings constructed in 1987; 7720 (60,821 square feet on 2.78 acres), 7740 (32,240 square feet on 1.67 acres), and 7737 (39,362 square feet on 2.04 acres).
Industrial: Exagen Diagnostic has leased 6,582 square feet of industrial space at 1261 Liberty Way, Suite C, Vista 92083, from RGS Proeprties. The property was leased for 60 months at $326,217.
The lessee was represented by Steven Field, of Cassidy Turley BRE Commercial. The lessor was represented by Daniel Knoke and Peter Merz, of Colliers International.
Retail: Big Frog Custom T-Shirts has leased 1,200 square feet of retail space at 9917 Carmel Mountain Road, San Diego 92129, from West Coast Retail Management. The property was leased for five years at $156,725.
The lessee represented itself. The lessor was represented by Bruce Schiff, Phil Lyons and Chad Iafrate, of Cassidy Turley BRE Commercial.
Industrial: Bitbox Inc. has leased 7,058 square feet of industrial space at 3266 Greyhawk Court, Carlsbad 92010, from Greyhawk Associates. The property, leased for 13 months at $80,661, will be used for a general warehouse.

Retail: Kartar Khalsa has leased 960 square feet of retail space at 937 South Coast Highway, Suite C-201, Encinitas 92024, from Cornerstone Property Management. The property was leased for 27 months at $53,786.

Office: Professional Laboratories Inc. has leased 1,041 square feet of office space at 3625 Ruffin Road, San Diego 92123, from Pearl & Herchel LLC. The property, leased for 36 months at $43,598, will be used for office and lab space for pre-packaged automotive parts.
The lessee was represented by Bo Gibbons, of Pacific Coast Commercial. The lessor was represented by Mike Conger and Brian Jenkins, of ECP Commercial.
