Qdoba leases in Temecula

Retail: Qdoba Mexican Grill leased 3,000 square feet of retail space for 10 years at 40810 Winchester Road, Suite C, Temecula, from O & S Holdings for $967,500.
Chad Iafrate, of Cassidy Turley BRE Commercial; and Janet Kramer and Scott Forest, of Grubb & Ellis|WestMar; represented the lessor. Lauren Matricardi, of CBRE (NYSE: CBG), represented the lessee.
In 2003, San Diego-based Jack in the Box (Nasdaq: JACK) paid $45 million in cash for Denver-based Qdoba, an eight-year-old chain of 85 restaurants in 16 states.
Five years later, there were a reported 400 Qdoba Mexican Grills across the country, with the closest to San Diego being in Moreno Valley in Riverside County.
Retail: Coco's Restaurant has renewed its lease on 6,061 square feet of retail space at RB Plaza, 16759 Bernardo Center Drive, San Diego, 92128, from Rancho Bernardo Plaza LLC. The renewal was for 48 months at $330,600.
The lessee represented itself. The lessor was represented by Darlene Pradarelli, of Capital Growth Properties.
Office: Dataskill Inc. leased 4,485 square feet of office space for five years, six months at 5675 Ruffin Road, Suite 100, in San Diego, from Menlo Equities for $507,657. Eric Vann, of Cassidy Turley BRE Commercial, represented the lessee. Tony Russell and Richard Gonor, of Jones Lang LaSalle (NYSE: JLL), represented the lessor.
Office: TaxSmart America of San Diego leased 3,000 square feet of office space for eight years at 3666 Kearny Villa Road, Suite 300, from Pacifica Real Estate Services Inc. for $277,066.

Office: Meritage Pharma leased 2,770 square feet of office space for three years at 12555 High Bluff Drive, Suite 385, from Scientific Investments for $234,009.

In late 2011, ViroPharma Inc. (Nasdaq: VPHM) has entered into an exclusive option to acquire Meritage Pharma Inc., a private company based in San Diego focused on developing a treatment for a chronic inflammatory disorder of the esophagus.
ViroPharma has paid an initial $7.5 million, and agreed to provide Meritage up to an additional $12.5 million for the development and exclusive right to purchase the company at predefined terms upon the completion of a series of clinical and regulatory deliverables.
Retail: Joseph & Kim Dolin leased 1,524 square feet of retail space for five years, three months at 3755 Murphy Canyon Road, Suite I, from Daley Square Dolphin, G.P. for $187,383.

Retail: New York Furniture Outlets Inc. leased 2,640 square feet of retail space for five years at 860 Los Vallecitos Blvd., Suite 140, in San Marcos, from Vallecitos Partners L.P. for $176,603.
John Orlando, of Cassidy Turley BRE Commercial, represented the lessor. The lessee's representation was not disclosed.
Industrial: Ganataol Land Company has leased 6,500 square feet of industrial space at 2930 San Luis Rey Road, Oceanside, 92054, from Asigma Corporation. The property, leased for 36 months at $156,708, will be used for a warehouse.
The lessee was represented by Tim Clepper, of San Diego Commercial Realty. The lessor was represented by Josh McFadyen, of Colliers International.
