Brown Safe on Poinsettia in Vista

Industrial: Brown Safe Manufacturing Inc. has leased 65,002-square-foot industrial building at 1081 Poinsettia Ave., Vista 92081, from Symphony Asset Pool XIV LLC.

The property, leased for 90 months at $3,438,302, will be used for corporate headquarters.

The lessee was represented by Joseph McDermott, director, of Cushman & Wakefield.

The lessor was represented by Henry Zahner and Jon Busse, of Colliers International.

Earlier this year, the building was sold for $3.77 million, cash, to Poinsettia Lane Partners LP, 5505 Cancha de Golf, Rancho Santa Fe 92091.

The building was constructed in 2002 on a 3.09-acre lot. The facility includes 9,450 square feet of mezzanine space.

In late 2004, the property was sold for $6.04 million, with financing of $4.35 million from First National Bank.

At that time, the building was fully leased to VQS Printing.


Retail: Coldstone Creamery has leased 900 square feet of retail space in Campus Plaza, at 4585 College Drive and 6083-6155 El Cajon Blvd., San Diego, 92115, from Russo Properties Ltd.

The property was leased for five years at $157,682.

The lessee represented itself. The lessor was represented by Stewart Keith and Bill Thaxton, of Flocke and Avoyer.

Campus Plaza is a 112,000-square-foot shopping center constructed in 1983 at the corner of College Drive and El Cajon Boulevard and anchored by Vons.

It is approximately a mile south of San Diego State University.



Retail: Jenny Craig Operations Inc. has leased 1,900 square feet of retail space in Campus Plaza at 4585 College Drive and 6083-6155 El Cajon Blvd., San Diego, 92115, from Russo Properties, Ltd.

The property, leased for three years at $113,571, will be used for a weight loss center.

The lessee represented itself. The lessor was represented by Stewart Keith and Bill Thaxton, of Flocke and Avoyer.


Industrial: Rex Lamb has leased 6,000 square feet of industrial space at 230 Roymar Road, Suites C, D and E, Oceanside 92054, from CBRE-Josepho Properties.

The property, leased for 36 months at $112,380, will be used for office and warehouse.

The lessee and lessor were represented by Josh McFadyen, of Colliers International.

In late 2007, Carol Williams and Tim Glassell leased 4,000 square feet (Suites G and H) for 36 months at $110,208, and Melvin Craig leased 4,000 square feet (Suites A and B) for 36 months at $122,868.
