Industrial: Irvine Electronics Inc. has signed a five-year, $2 million lease for a 43,333-square-foot lease renewal plus 6,000 square feet of expansion space in the office and industrial property at 1601 Alton Parkway, Suite A, in Irvine. The lessor was San Diego-based Westcore Properties.
No brokers were involved in the transaction, according to Hack Adams, senior vice president and leasing manager with Westcore.
With the transaction, the property is 86 percent leased. Other tenants include Fox Head and Del Mar Avionics.
The 164,852-square-foot property consists of one industrial building and one office building constructed in 1974 and 1979, respectively.
Irvine Electronics is a small, woman-owned electronics manufacturing service provider, specializing in turnkey assembly of printed circuit boards and complete box builds.
The company has been located in the building since January 2008.
Westcore is currently implementing capital improvements at the project, including updating the landscaping and repainting the exterior.
Retail: Friars Road Pet Hospital Inc. has leased 2,930 square feet of retail space in Grantville at 10397-10399 Friars Road, San Diego 92120, from Friars-Riverdale LTD. The property was leased for 120 months at $729,818.00 and will be used as a veterinarian clinic.
The lessee was represented its attorney. The lessor was represented by Brian Crepeau, Icela A. Wittkopp and Tommas Golia, of Pacific Coast Commercial.
Industrial: Terry N. Thomas has leased 1,800 square feet of industrial space at 16769 Bernardo Center Drive, San Diego 92128, from Rancho Bernardo Plaza LLC. The property was leased for 87 months at $341,838.
The lessee was represented by J.P. Roach, of Hughes Marino. The lessor was represented by Darlene Pradarelli, of Capital Growth Properties.
Retail: Shoe Locker has leased 1,503 square feet of retail space at 4901 Morena Blvd., Suite 409, San Diego 92117, from PSS Rose Canyon LLC, for a shoe store. The office/warehouse space was leased for 36 months at $28,622.
The lessee was represented was represented by Mike Bench, of Colliers International. The lessee represented itself.
