Office Depot leases on Cornerstone

Office: Office Depot (NYSE: ODP) has leased 5,731 square feet of office space in Sorrento Mesa in Cornerstone Plaza, 6170 Cornerstone Court East, San Diego 92121, from LBA Realty Fund-Holding Co. I LLC. The property was leased for 66 months at $680,000.

The lessee was represented by Evan Knudson, of CBRE (NYSE: CBG). The lessor was represented by Chris High and Steve Center, of Cushman & Wakefield.

Other tenants in the 40,574-square-foot building include Intertek USA Inc. with 2,024 square feet in early 2010 for 39 months at $140,000; Futurity First Insurance Group Inc. with 2,693 square feet in mid-2009 for 36 months at $185,000; and Farmers Insurance Exchange with a renewal on 5,528 square feet in fall 2008 for five years at $700,000.

In mid-2004, Cornerstone Plaza at 6160-6170 Cornerstone Court East was involved in a two-property transaction valued at $27,375,000 for 177,135 square feet.

Two-building Cornerstone Plaza was 98,271 square feet. The other property was the 78,864-square-foot building 6262 Lusk Blvd. occupied by Qualcomm (Nasdaq: QCOM) at the time.

Office: Macquarie Holdings Inc. has leased 3,064 square feet of office space at Ocean Ridge, 5796 Armada Drive Carlsbad 92008, from Ocean Ridge Office Corporation. The property was leased for 65 months at $550,000.

The lessee was represented by Darren Morgan, of Cushman & Wakefield. The lessor was represented by John Hoffman, also of Cushman & Wakefield.

Office: Fides Oro Inc. has leased 6,058 square feet of office space at North Coast Business Park, 527 Encinitas Blvd., Encinitas 92024, from North Coast Business Park. The property was leased for 40 months at $439,259.

The lessee was represented by Peter Curry, of Cassidy Turley San Diego. The lessor was represented by Barry Mahlberg, Amy McNamara and John Hoffman, of Cushman & Wakefield.

Industrial: MEK Enterprises has leased 22,333 square feet of industrial space at 4925 Market St., San Diego 92102, from Blackman Family Trust. The property was leased for 60 months at $168,222.

The lessee and lessor were represented by Mark Lewkowitz, of Cushman & Wakefield.

Retail: Linea Chiropractic has leased 983 square feet of retail space at 7520 Eads Ave., Suite 7, La Jolla 92037, from Morrison St. Properties.

The property, leased for five years at $135,450, will be used for a chiropractic office and body treatment center selling vitamins and supplements.

The lessee was represented by Todd Law, of Growth Properties Inc. (NYSE: GGP).

The lessor was represented by Darlene Pradarelli, also of Capital Growth.

Office: Maria Liz Holandez and Maria Cecilia Holandez have leased 2,560 square feet of office space at 3320 Mission Ave., Suites K and L, Oceanside 92058, from CBRE-Josepho Properties. The property was leased for 36 months at $94,920.

The lessee and lessor were represented by Josh McFadyen, of Colliers International.
